House Rules
Introduction
These House Rules are incorporated into your Rental Agreement.
These House Rules exist to promote a clean, safe, and professional environment.
House rules may be updated by Lessor with notice.
General Use of Business Center
Business Center Access: You will have access to the Business Center from 6:00 a.m. to 10:00 p.m., unless otherwise arranged with the Business Center staff of the designated Business Center. We shall provide use of meeting rooms and private offices subject to availability and upon reservation only. We shall also provide business and administrative support services (to the extent available). Use of these services may be subject to additional fees.
Entrances and Exits: You shall not leave open any corridor doors, exit doors or door connecting corridors during or after business hours for security purposes; and if you do so, it will be at your own risk. All corridors, halls, elevators, and stairways shall not be obstructed by you or used for any purpose other than entering and exiting. You can only use public areas with our consent and those areas must always be kept neat and attractive.
Signage: You may not put up any signs on the doors of your accommodation or anywhere else visible from outside the room(s) you are using without written approval from the Business Center staff. We reserve the right to charge a fee for any signage and to specify its design to ensure it remains in keeping with the Business Center’s design.
Name and Address: At your request, we are happy to include your name in the house directory at the Business Center, dependent on the facility and availability. There may be a charge for this service. You must not use our name in any way in connection with your business. You may not use the Business Center as your registered address for service-of-process. You may not use the Business Center address in any way without a written agreement at each specific location.
Visitors, Guests, & Conduct:
You and your guests shall conduct themselves in a business-like manner both inside your office(s) accommodation and throughout the property; all customers and their guests are required to wear business casual or proper business attire, including footwear, while using the business center; the noise level will be kept to a level so as not to interfere with or annoy other customers; and you will abide by our directives regarding security, keys, parking, and other such matters common to all occupants. You agree to maintain your accommodation in good condition throughout the duration of the agreement, specifically, your accommodation will be kept clean (e.g., free of rubbish and any food storage) so as not to draw or attract pests/vermin. You confirm your office(s) is free of items not related to general office use, including without limitation medical waste, needles, bodily fluids and the like. No part of the office or Business Center may be used for overnight accommodation.
The Lessee takes full responsibility for any other party that has been granted access to the Property on their behalf. All parties granted access must abide by the rules and regulations outlined in this Lease Agreement. Otherwise, only a court order will be sufficient to permit access by others. Lessee shall not provide its key or entry code used for access to the Business Center to any other party.
You may not conduct business in the hallways, reception area, or any other area except in your designated office without our prior written consent.
Co-Working members are expected to clear their workspace of personal belongings at the end of each day. Items left behind may be removed and placed in a designated lost and found area. We are not responsible for any items left unattended.
Co-Working and Shared Space Use: The Business Center is intended for temporary, professional use and must be shared fairly among all members. Co-working spaces are for individual use only and are not to be used for meetings or hosting guests; day offices or meeting rooms must be reserved separately for such purposes. Each co-working membership includes one desk and one chair, and no additional furniture or large personal items are permitted without prior approval. Members are expected to clear their workspace of personal belongings at the end of each day; unattended items may be moved to the designated lost and found, and we are not responsible for lost property. Belongings left unattended in shared areas may be removed to ensure fair access for all.
Equipment: You shall not, without our prior written consent, store or operate in your office(s) or the Business Center(s), any computer (excepting a personal computer) or any other large business machine, reproduction equipment, heating equipment, stove, or other mechanical amplification equipment, audio and/or video surveillance equipment, security alarms, vending or coin operated machine, refrigerator, boiler, or coffee equipment. Additionally, you must not conduct a mechanical business therein, do any cooking therein, park any electric powered vehicle, or use or allow to be used in the building where the Business Center is located, oil burning fluids, gasoline, kerosene for heating, warming, or lighting. No offensive gases, odors or liquids shall be permitted. The Business Center is intended to be used solely for office use.
Manufacturing and Storage: You shall not use the Business Center for manufacturing or storage of merchandise except as such storage may be incidental to general office purposes. You shall not occupy or permit any portion of the Business Center to be occupied or used for the manufacture, sale, gift or use of liquor, narcotics, or tobacco in any form.
Food and Drink: We do not allow alcohol to be consumed in the Business Center that has been bought off the premises. All members consuming alcohol must be above the local legally approved drinking age. We are not responsible for injury, damage or other incidents related to alcohol consumption within the Business Club. Anyone who appears to be intoxicated will be asked to leave the premises.
Trash: All customers are responsible for removing and properly disposing of their daily trash in the designated trash bins located within the business center. No food, drink, or waste of any kind may be left behind in common areas, private offices, or co-working spaces. Items that may attract pests or cause odors must be discarded immediately and appropriately. Failure to comply may result in additional cleaning fees or revocation of access privileges.
Kitchenette Use: The kitchenette area is a shared amenity for all customers. You are responsible for cleaning up after yourself, including wiping down surfaces, disposing of trash, and labeling any items placed in the refrigerator. Refrigerator space is limited and intended for daily use only. Items not labeled or left for more than 72 hours may be discarded without notice. Vending machine purchases are non-refundable. Please be respectful of others when using shared seating. No food preparation (cooking) other than use of the microwave is allowed.
Smoking: Smoking of any type i.e., nicotine, electronic, vaping or any other form, shall be prohibited in all areas of the Business Center. Lessee agrees to ensure that neither they nor their guests will smoke in any prohibited areas. Violation of this policy may result in penalties, including but not limited to fines and potential termination of the Rental Agreement.
Weapons: No weapons concealed or otherwise, shall be permitted. No article deemed hazardous on account of fire, or any explosives, including ammunition of any kind, shall be brought into the Business Center. No member of the community or management team has the ability to waive this provision, or to authorize you to have weapons on these premises. If you are found to be in violation of this rule, your agreement will be immediately terminated, with zero tolerance.
Animals: You shall bring no animals into the building other than formal service animals covered under the Americans with Disabilities Act (ADA). These are permitted provided they are kept strictly under control and do not become a nuisance to occupiers. Service animals are defined as animals who have been trained to perform a specific job or task. Emotional support animals are not covered under ADA and are not allowed in the center. If a service animal becomes disruptive and you do not take effective action to control it, we may request the animal to be removed from the premises.
Our Property: You must take good care of all parts of the Business Center, its equipment, fittings, and furnishings you use. You must not alter any part of it.
Soliciting: You may only solicit other customers for business or any other purpose through center approved channels (e.g., through noticeboards and networking events held at the center).
Harassment: You and your officers, directors, employees, shareholders, partners, agents, representatives, contractors, customers, or invitees shall be prohibited from participating in any type of harassing, discriminatory or abusive behavior to our team members, other customers or invitees, verbal or physical in the Business Center for any reason. We have a zero-tolerance policy towards any workplace harassment and violence. Any breach of this rule is a material breach of your Agreement (not capable of remedy), and your Agreement may be terminated immediately, and services will be suspended without further notice.
Occupancy Limits for Private Offices: Each private office space has a maximum occupancy limit based on the number of workstations specified in your Rental Agreement. You must not regularly use the office to accommodate more individuals than the specified number without prior written approval. If you wish to add additional full-time occupants to your office, a hybrid working supplement or workstation upgrade may apply. Temporary visitors do not count toward the occupancy limit unless they are using the space for extended periods. Hybrid working arrangements (more registered users than workstations) are permitted by paying the applicable monthly fee, and at no time may the number of people physically working in your office exceed the maximum allowable occupants for safety and building regulation purposes. Please contact the Business Center team if you have questions about your occupancy limits.
Account Management
Online Account/App: All Day Office and Meeting Room bookings, copies of your agreement, correspondence and a downloadable statement of account are available via your online account, the app, or can be requested by contacting the Business Center. These are accessible at your convenience to actively manage your account. All administration of your agreement can be managed online through our website(s). You can log into your online account simply by going to the website and clicking ‘Log in’ at the top of the screen.
Company Name Change: If you need to change your company’s name on your account, a written request must be submitted to Business Center staff.
Company and Contact Information: You must keep your email address, phone number, and physical address up to date at all times. Failure to do so may result in missed notices, service interruptions, or additional charges.
Know Your Customer Requirements: For some services we provide, we may require obtaining confirmation of personal and business identification/documentation from you. Where this is a requirement, we will only be able to commence those services you have contracted once you have provided the requested information.
Security, Access, & Business Operations
Keys and Security: Any keys or entry cards which we let you use remain our property at all times. You must not make any copies of the keys and/or entry cards or allow anyone else to use them or give out access codes without our consent. Any loss must be reported to us immediately and you must pay a reasonable fee for replacement keys or cards and of changing locks, if required. Access Devices (Keys, Cards, Fobs) to the building and offices are limited to the number of occupied workstations. Additional devices may be purchased for a one-time activation fee, fee is available upon request. Where applicable, all persons receiving access devices must complete the ID verification process, including one form of photo ID. This rule improves security levels of the Business Center.
Locks: No additional locks or bolts of any kind shall be placed upon any of the doors or windows of the Business Center by you nor shall any changes be made to existing locks or the mechanisms thereof.
Locking Up After Hours: If you are permitted to use the Business Center outside normal working hours, it is your responsibility to lock the doors to your accommodation and to the Business Center when you leave. This is to ensure the safety of individuals and property at the Business Center.
Cameras: In selected centers we use camera recording for security purposes.
Electrical: The electrical current shall be used for ordinary lighting, powering personal computers and small appliances only unless written permission to do otherwise was first obtained from us at an agreed cost to you. If you require any special installation or wiring for electrical use, telephone equipment or otherwise, such wiring shall be done at your expense by the personnel designated by us.
Parking:
Parking Pass Required: All vehicles must display a valid parking pass while on the property. Vehicles without a visible pass may be subject to towing.
No Overnight Parking: Overnight parking is not permitted. Vehicles left unattended overnight may be removed at the owner’s expense.
Designated Parking Only: Please park only in designated spaces. Do not block access to contractor bays, drive aisles, or loading zones.
One Vehicle Per Space: Each vehicle must occupy a single marked space. Double parking or taking up multiple spots is not allowed.
Contractor Bay Parking: Since parking is limited, if you’re renting a contractor bay, please try to park directly in front of your bay before using the business center parking lot.
Maintenance & Housekeeping
Move-In Inspection: Upon move-in, we will provide you with an inventory checklist noting the condition of the leased space, furnishings, and any equipment provided. You will be asked to sign this inventory acknowledging receipt and condition. Any discrepancies must be reported to the Business Center staff within 48 hours of move-in.
Condition of Leased Space: You are responsible for maintaining your Leased Space in a clean, orderly, and professional condition at all times. Normal wear and tear is expected, but you must not cause any damage to the property, furnishings, or fixtures. You are responsible for any repairs beyond normal wear and tear and for maintaining your space free from hazards, pests, and excessive clutter.
Repairs and Maintenance Requests: If repairs are needed, you must promptly notify the Business Center staff. We will arrange for necessary repairs to common areas or building systems. You are responsible for any repairs or damage caused by negligence, misuse, or unauthorized alterations to your Leased Space.
Damage Responsibility: You are liable for any damage caused by you, your employees, guests, or invitees to the Leased Space, common areas, or any part of the Business Center. This includes damage to walls, flooring, doors, windows, fixtures, furniture, or shared facilities. Charges for damage repair will be added to your account.
Move-Out Process: You must leave the Leased Space in the same condition as it was provided to you, reasonable wear and tear excepted. All property must be removed, and trash must be cleared. Any damage or abnormal cleaning needed beyond ordinary wear and tear will result in charges. You must also return all keys, key cards, and/or access devices upon move-out.
Term Notice Period: Co-Working Space
No less than 1 months’ written notice on or before the 1st day of any calendar month.
Term Notice Period: Executive Suites
For both month-to-month/short term rentals and one (1) year leases, Lessee much provide no less than three (3) months’ prior written notice, delivered on or before the first (1st) day of any calendar month.
Technology & Internet Use
Overview of Technology & Internet: Our Technology and Internet Use Policy applies whenever you access internet services provided by us. As a Downstream Service Provider (DSP), we deliver a personalized internet connection to support standard business activities like web browsing, communication, and access to business applications.
Fair Usage: Where unlimited services (such as internet access, telephone calls, printing, and scanning) are included in your service package, your use must be reasonable. We reserve the right to limit, restrict, or withdraw services without notice if we determine that your usage exceeds fair usage thresholds.
Internet Content and Conduct: You are responsible for maintaining your own system security, including virus and malware protection, and for promptly addressing any vulnerabilities on your equipment. You acknowledge that we do not monitor the content of transmissions across our network and act solely as a conduit, similar to a telephone company. You agree to use our services for lawful purposes only, and you must not engage in any activity that violates civil, criminal, or international law. Prohibited activities include, but are not limited to:
Theft or infringement of intellectual property rights.
Fraud, forgery, or identity theft.
Transmission of defamatory, abusive, or threatening communications.
Hacking, unauthorized access, denial-of-service attacks, or distribution of viruses.
Network & Security Integrity: You must not interfere with, tamper with, or install unauthorized equipment that affects our systems or the equipment of other users. Security violations (whether successful or attempted) will result in suspension of services without notice. These violations include, but are not limited to, unauthorized system access, network scanning, and disruption of services. Connection to our network is permitted only at our Business Center locations or through approved services. Creating external links between our network and any other network without prior written consent is prohibited.
Special Restrictions: Please note that for security reasons, certain ports may be blocked by our security system.
Policy Revisions: We may revise this Technology and Internet Use Policy at any time, with or without notice.
Services & Amenities
Conference Room Use & Scheduling: Conference rooms are available for rental through our designated scheduling platform. All reservations must be made in advance, and payment for the reserved time must be completed through the platform at the time of booking. Reservations are honored on a first-come, first-served basis. You must vacate the conference room promptly at the end of your reserved time. If you use a conference room without a reservation or payment, you may be charged additional usage fees and/or have your conference room privileges suspended. Conference rooms must be left clean, with all personal items removed and any trash properly disposed of. Failure to follow these guidelines may result in additional cleaning fees or loss of conference room access.
Furnished Office Accommodation: You shall not affix anything to the windows, walls or any other part of the office or the Business Center or make alterations or additions to the office or the Business Center without our prior written consent. Your office(s) and the property will be used in a business-like manner at all times by you and your guests and free of behavior which could be considered a material breach of the Agreement including but not limited to sleeping, inappropriate or indecent conduct, or unsanitary use of the accommodation.
Service Availability and After Hour Use: Services provided by the Business Center team, including administrative support and facility services, are available during standard business hours. Internet access will remain available after hours and on weekends. Special arrangements to use the Business Center outside of standard business hours may be requested. Any such requests are subject to approval by Business Center staff in advance and may incur additional charges.
Events: Events can be hosted in various areas within the Business Center. If you are interested in holding an event, please ask the Business Center staff for further details. Setting up and dismantling an area of the Business Center for an evening event should only take place after 3pm in order to prevent noise disturbing other members.
Pay-As-You-Use Services: All of the pay-as-you-use services are subject to the availability of the Business Center staff at the time of any service request. We will attempt to deal with a service request at the earliest opportunity and provide the additional service you require, but we will not be held responsible for any delay.
If in our opinion, we decide a request for any pay-as-you-use service is excessive; we reserve the right to charge a reasonable fee based on the time taken to complete the service. This will be discussed and agreed between us and you at the time you make such a request.
Coffee & Tea/Kitchen Amenity Service (where available): Kitchen amenities are self-service. Users are responsible for cleaning up after use.
Printer & Printing Services:
Printing Access: Printing services are available through our Business Center printers, which are managed by Papercut software. To use printing services, you must create an account through the Papercut system and maintain a valid payment method on file. Access to printing services is subject to availability and your compliance with these rules.
Charges for Printing: All printing is billed separately through the Papercut system based on usage. Fees for printing services will be charged automatically through your Papercut account, and applicable charges are the responsibility of the user. Printing charges are not included in your monthly rent unless expressly stated otherwise in writing.
Printing Rules: Printing must be for legitimate business purposes only. Excessive, inappropriate, or unauthorized use (including but not limited to mass personal printing, obscene material, or materials that violate laws or regulations) may result in suspension of printing privileges, additional fees, and/or termination of your rental agreement.
Equipment Use: You may not alter, modify, or tamper with the printer hardware or software. Any issues with printer access or functionality must be reported immediately to Business Center staff.
Paper and Supplies: The Business Center will maintain paper and toner for normal, reasonable use. Large volume print jobs (e.g., over 200 pages) may require advance approval and may incur additional charges.
Liability for Use: The Business Center is not responsible for any lost data, corrupted files, or printing errors. You are responsible for ensuring that your documents are properly formatted and submitted for printing.
Mail, Packages, and Postage Services:
Private Mailboxes:
Each Lessee may rent a private mailbox at the Business Center for incoming letter mail and small packages delivered by USPS.
Outgoing mail may be placed in the designated mail slot on each mailbox for daily postal pickup (subject to USPS schedules).
Package Delivery and Pickup:
Packages too large to fit inside the mailbox will be securely stored in a designated package pickup area on the premises.
Lessees must pick up packages within seventy-two (72) hours of delivery notification.
If you anticipate being unable to pick up your package(s) within 72 hours, you must notify Business Center staff in advance.
We reserve the right to return unclaimed packages after seventy-two (72) hours unless notified. Any costs for return shipping will be the responsibility of the Lessee.
Oversized deliveries or shipments of an unusually large number of packages must be pre-coordinated with Business Center staff in advance. Otherwise, deliveries may be refused at our sole discretion.
Liability:
The Business Center is not responsible for any lost, stolen, damaged, delayed, or missing mail or packages, whether delivered to private mailboxes or the designated package pickup area.
All mail and packages are stored at your sole risk.
Non-Mailbox Customers:
If you do not maintain a private mailbox with us, the Business Center will not accept, handle, or store letter mail on your behalf.
Any incoming letter mail for non-mailbox customers will be returned to sender without notice.
The Business Center assumes no responsibility for any delays, returns, or undelivered mail.
Labeling, Postage & Billing:
If offer, mail labeling services and postage services will be available as a pay-as-you-use service.
Applicable fees for postage, label creation, mailing services, and handling will be billed monthly to your account and due with your monthly rent.
Unclaimed Items After Termination:
Any mail or packages remaining uncollected thirty (30) days after mailbox rental termination or account closure may be discarded, destroyed, or returned to sender at our discretion.
You waive all claims regarding uncollected items left behind after termination.
Maintaining Updated Contact Information:
You are responsible for keeping your current email address and phone number updated with the Business Center to ensure timely notification of mail or package arrivals.
We are not responsible for failed communications if your contact information is outdated.
Health & Safety
Health and Safety: To ensure a safe and secure environment for all Business Center users, you, your employees, and your guests must comply with all health and safety requirements set by us, by law, and as otherwise applicable to the Business Center. If you anticipate multiple or high-volume visitors, you may be required to reserve additional office or meeting room space at the prevailing rates, or visitors may be refused entry. Please discuss any large group needs with Business Center staff in advance.
Emergency Procedures: In the event of an emergency, all occupants and visitors must follow the Business Center’s evacuation procedures promptly and calmly. You, your employees, and guests must:
Familiarize yourself with the location of all emergency exits, fire extinguishers, and evacuation routes upon move-in.
Immediately evacuate the premises when an alarm sounds or when instructed to do so by building staff or emergency personnel.
Not use elevators during fire alarms or other evacuation orders.
Follow any specific evacuation instructions given by Business Center staff, building security, or first responders.
Report any suspicious behavior, hazards, or emergency situations immediately to the Business Center staff.
Ensure that visitors, guests, and employees under your supervision evacuate the premises safely and comply with evacuation orders.
Sanitation Standards: Maintaining a clean and sanitary Business Center is critical for the health and comfort of all occupants. You, your employees, and your guests must:
Always maintain your private office(s) and workspace areas in a clean and tidy condition.
Properly dispose of all waste, trash, and food scraps daily into designated waste bins.
Refrain from leaving dirty dishes, trash, or personal belongings in shared areas such as kitchenettes, conference rooms, and restrooms.
Immediately report any spills, plumbing issues, or maintenance needs to the Business Center staff.
Avoid storing perishable foods in workspaces unless properly sealed.
Ensure no strong odors (e.g., food, perfumes, chemicals) that could disrupt other users are present in the workspace.
Participate in maintaining clean common areas by returning furniture to its proper place and cleaning up after yourself in all shared spaces.
Fees & Financial
Late Fees: If rent is not paid in full by 8:00 a.m. (local time for the Premises) on the 6th day of the calendar month, Lessee shall be charged a late fee of $25.00 for Co-Working Space or $50.00 for Executive Suites. If rent remains unpaid in full by 8:00 a.m. on the 11th day of the calendar month, an additional late fee of $50.00 for Co-Working Space or $100.00 for Executive Suites shall be assessed. Lessor reserves the right to refuse partial payments of any amounts owed. Lessee shall also be responsible for any additional costs incurred by Lessor in connection with legal enforcement or collection efforts.
Returned Payments: A $35.00 fee will be charged for each failed automatic payment due to insufficient funds or other payment issues.
Hybrid Working: Private office users may utilize hybrid working (excluding coworking desk users) by registering more individuals with access than the number of workstations permitted. A hybrid supplemental fee of $99.00 per additional registered user per month will apply. At no time may the number of individuals physically occupying the office exceed the maximum allowed occupancy.
Administration Fees: A one-time, non-refundable administration and onboarding fee will be charged per office or coworking (dedicated desk) user.
Office Restoration Service: Upon move-out or relocation within the Business Center, cleaning and/or restoration fees will be charged for any repairs or cleaning required beyond normal wear and tear.
Pay-as-You-use (one-off) Services: Fees for pay-as-you-use services, plus applicable taxes and fees, will either (i) be due in advance at the time of service or (ii) be added to your next monthly rent statement and payable with your next rent payment, depending on the service.
Billing Disputes: If you dispute an invoice amount, you must notify us promptly in writing. You are responsible for proving any billing error. Valid errors will be corrected with a credit; otherwise, the disputed amount becomes due immediately and subject to late fees if unpaid.
Standard Services: Standard service fees and recurring services are billed in advance. If applicable, daily rates are calculated by multiplying the daily fee by 30 days for any given month. Recurring services automatically renew at the prevailing market rate unless canceled in advance. Cancellation of recurring services must be requested through Business Center staff and will be effective the following calendar month.
Liability & Insurance
Mail & Package Liability: You release us from any liability arising out of or related to mail or packages sent, received, handled, or stored on your behalf. We are not liable for loss, theft, delay, or damage to any mail or goods in transit or at the Business Center.
Service Payment Responsibility: You are liable for all fees and charges associated with services you request or use, regardless of whether a payment is declined or rejected. Upon request, you must immediately provide an alternative method of payment acceptable to us.
Customer Property: All personal property belonging to you, your employees, agents, or invitees is stored and kept at your sole risk. We are not responsible for damage, theft, or misappropriation of property in the Business Center.
Legal Disclaimers
DISCLAIMER OF LIABILITY FOR DATA: We accept no responsibility for personal or third-party data left on our copiers, computers, networks, or any shared devices.
DISCLAIMER OF LIABILITY FOR THIRD PARTY PRODUCTS: Third-party internet services, computer hardware, and software offered by us are provided “as is.” We disclaim any and all warranties, express or implied, regarding third-party services, including fitness for any particular purpose.
DISCLAIMER OF LIABILITY FOR YOUR EQUIPMENT: Any equipment you store or use in our telecommunications rooms, common spaces, or offices is at your own risk. We are not liable for loss, theft, or damage to customer-owned equipment.
DISCLAIMER OF INDIRECT DAMAGES FROM LOSS OF SERVICE: We make no warranties regarding internet connectivity performance or uptime. We are not liable for indirect damages, including lost profits, business interruption, or degraded connectivity, even if advised of the possibility of such damages.
Indemnification: You agree to indemnify, defend, and hold harmless the Business Center, its owners, affiliates, and staff from any claims, damages, liabilities, or expenses (including attorneys’ fees) arising out of your actions, use of the premises, or breach of your agreement.
Unforeseeable Events: We shall have no liability to you under this Agreement if we are prevented from, or delayed in, performing our obligations under this Agreement or from carrying on our business by acts, events, omissions or accidents beyond its reasonable control, including (without limitation) strikes, failure of a utility service or transport network, act of God, war, riot, civil commotion, malicious damage, disease or quarantine restrictions compliance with any law or governmental order, rule, regulation or direction, accident, fire, flood, storm or default of suppliers or subcontractors. Our obligation to perform shall be suspended during such period. We shall notify you as soon as reasonably possible of the unforeseeable event and propose a suitable alternative accommodation (if any) in the same Business Center.
Cross Default: You agree that, if you are in default under any agreement with us (or with any of our affiliates), we may, without prejudice to any other rights, withhold any services to be provided under this Agreement with respect to such default (including access to any accommodation). We may use any funds held by way of retainer under this Agreement to discharge any unpaid sums due to us (or our affiliates) under any Agreement with us (or with any of our affiliates).
Termination: We reserve the right to immediately restrict services, cancel renewal, and/or terminate the Agreement if we determine our Property is being used in connection with possible fraudulent activity or activity that may be a violation of laws or governmental regulations. We have the right to terminate the Agreement immediately if you are or become (i) identified on the Specially Designated Nationals and Blocked Persons List maintained by the U.S Department of the Treasury Office of Foreign Assets Control (“OFAC”) or on any similar list (collectively, the “List”), or (ii) a person, entity, or government with whom a citizen of the United States is prohibited from engaging in transactions by any trade embargo, economic sanction, or other prohibition of United States law, regulation, or Executive Order of the President of the United States.
Mail & Packages
Mail Acceptance Policy: We offer private mailboxes for rent and can sign for mail and packages, if necessary. We shall be entitled in our absolute discretion to return any uncollected items or refuse to accept any quantity of items we consider unreasonable or unlawful. We do not guarantee or assume responsibility for any of the services hereunder.
To prevent our facility or address from being used in connection with possible fraudulent activity or activity potentially in violation of laws or governmental regulations:
We reserve the right to immediately suspend services and/or terminate the Agreement if we determine our facility or address is being used in connection with possible fraudulent activity or activity potentially in violation of laws or governmental regulations. Please note, any termination due to violation of these House Rules does not put an end to your financial obligation.
We will apply a monthly “mailbox” fee for all customers who would like to rent a private mailbox at our Business Center location. This fee will be applied uniformly, irrespective of the volume of mail received. Furthermore, we will charge an additional administrative fee if we feel there is an excessive volume of mail or packages being received and processed by our team on your behalf.
These fees are designed to offset the extra costs incurred in storing and managing a quantity of mail or packages that exceed typical usage.
Mail Handling Services: Each company can receive mail at their home Business Center, but is only allowed one company name per agreement. Office customers may receive mail for each occupant’s name.
Billing for Mail, Postage, & Label Services: All mail handling, postage, and label-making services are billed on a pay-as-you-use basis. These charges, plus applicable taxes, will be added to your account at the end of each month and are due with your next monthly rent payment, unless a separate agreement is made with the business staff. In some cases, payment may be required more frequently or once a designated postage limit has been reached.
Mailbox Cancellation: When your agreement ends, you agree to file a change of address form with USPS. Please note, any termination due to violation of these House Rules does not put an end to your financial obligation.
